Rental Application Guidelines & Qualifications
Directions for filling out your Rental Application
- Go to the “Vacancies” Tab and select “Apply Now”.
- When applying for any of our properties, photo identification is required for ALL applicants who are 18 years of age or older.
- WE ENCOURAGE APPLICANTS TO VIEW PROPERTIES BEFORE SUBMITTING AN APPLICATION. Give us a call to schedule a showing of the rental unit.
- A NON-REFUNDABLE $60.00 application fee for EACH PERSON who is 18 years of age or older is required.
Rental application qualifications
- Credit Check – No prior evictions within the last 5 years, no accounts in collections related to previous landlords, no bankruptcy filings and no repossessions.
- If you are making debt payments, we check if you are making those payments on time. (for example, car payments or credit card payments)
- Background check – No felonies
- 12 Month rental verification
- Make at least 3 times the rent per month (for example: $700 rent x 3 = $2,100 in wages or more required)
- We require three current paycheck stubs per applicant who is 18 years or older.
- If you are a new employee to a company and you have not received a paystub to date, you must provide an employment offer letter on company letterhead. This letter MUST include the following information: Position, Start Date, Guaranteed working hours per week, rate of pay, employee status, HR or Manager’s contact information, and signatures by all parties.
- Bank statements are not acceptable as proof of income.
Automatic Denials
- Actively under eviction with your current landlord for any reason.
- Owe monies to previous or current landlord or have been send to collections for money owed
- If you do not meet the income requirement
- Providing any false information
